North Bay Village In Buyers Market With 8-Month Supply Of Condos Listed

A review of the latest condo statistics shows the average asking price in North Bay Village is about $526 per square foot.

North Bay Village is in a buyers market for condos with nearly eight months of supply currently listed for sale near the end of the South Florida Winter Buying Season, according to an analysis of statistics compiled by

North Bay Village is a three-island community located on the John F. Kennedy Causeway in the center of Biscayne Bay between the Miami mainland and the barrier island city of Miami Beach. The causeway stretches from Miami’s Northeast 79th Street to Miami Beach’s 71st Street.

In the 12 months of 2023, buyers purchased an average of more than 14 units per month for a total of about 171 units between January and December.

Based on the current active listings in the Multiple Listing Service – a database used by Realtors to market condos – the city of North Bay Village is in a buyers market with a supply of nearly 115 units available for purchase.
