Nearly 10 Months Of Condo Resale Supply Listed In North Miami Market

A review of the latest condo statistics shows the average asking price in North Miami is about $294 per square foot.

North Miami is in a buyers market for condos with nearly 10 months of supply currently listed for sale near the end of the South Florida Winter Buying Season, according to an analysis of statistics compiled by CondoVulturesRealty.com.

In the 12 months of 2023, buyers purchased an average of about 34 units per month for a total of nearly 410 units between January and December.

The North Miami market is defined for this report as the Intracoastal Waterway west to Interstate 95, and Northeast/ Northwest 163rd Street south to Northeast/ Northwest 87th Street. The North Miami market includes the neighborhoods of SoLe Mia (formerly Biscayne Landing), Sans Souci and Quayside.

Based on the current active listings in the Multiple Listing Service – a database used by Realtors to market condos – the North Miami area is in a buyers market with a supply of nearly 325 units available for purchase.
